The Role of CPN’s Community-Wide HOA

The Master Association is the community-wide homeowner association (HOA) that unifies and represents all the individual neighborhoods within Castle Pines North (CPN). It is served by a seven-member volunteer board of directors, and has delegates represented from individual neighborhood HOAs.

Its primary function is to work as an advocate to resolve community issues and make changes that impact homeowners as well as individual HOAs. It is the collective voice of the community. The Xcel power lines, Highlands Ranch Trailhead, CC-20 and other developments, and the pending issue of incorporation, are just a few of the many key issues that the Master Association has addressed for CPN.

The Master Association communicates important and timely information to the community via newsletter (The Connection), web site (www.cpnhoa.org), and e-mail alerts, and provides these services at no charge to individual neighborhood HOAs. In addition, the Master Association sponsors community events and social gatherings throughout the year.

Master Association services are funded by annual homeowner dues, which are paid separately from neighborhood HOA dues. These dues are allocated to future parks construction (70 percent) and Master Association operations (30 percent). The Master Association does not own or maintain any property, parks, pools, open space, or trails in CPN. The Master Association does not have a full-time staff or an office location. For daily operations, it utilizes an independent team of part-time contractors for all its services. Board meetings are typically held on the third Thursday of the month at 7 p.m. at the CPN Community Center, 7404 Yorkshire Drive, and are open to all CPN residents.
