Property tax exemptions for seniors

Douglas County taxpayers who are 65 or older as of January 1, 2025 may qualify for a senior property tax exemption. The senior taxpayer must be the property owner of record and must have been so for at least 10 consecutive years at his or her primary residence. The exemption reduces the actual value of qualified residential property by 50 percent of the first $200,000 of actual value. Once approved, the exemption remains in place until there is a change in ownership.

An applicant or married couple can apply for the exemption on only one property. The exemption may also apply to the surviving spouse of a qualifying taxpayer. The application deadline for the senior exemption is July 15.

If a previously qualified taxpayer has recently moved, he or she may qualify for a qualified senior primary residential exemption. The application deadline for the Qualified Senior Primary Residential Exemption is March 15.

Alternatively, income-qualified seniors may claim a refundable housing tax credit on their 2024 Colorado income tax return. However, anyone who claims the senior property tax exemption for 2024 does not qualify for the tax credit. Qualifying seniors may claim the tax credit on their Colorado Individual Income Tax Return (DR 0104).
