Dear Residents and Owners of the northern Castle Rock/Castle Pines Village area:

Douglas County Community Planning and Sustainable Development and Town of Castle Rock Development Services invite you and your neighbors to a presentation regarding a proposed modification to the Douglas County ­Town of Castle Rock Intergovernmental Agreement (lGA) as it relates to future land use in proximity to the intersection of US Highway 85 and Happy Canyon Road.

The meeting is scheduled for 7:00 pm, December 7, 2009 at the Town of Castle Rock Town Hall, 100 North Wilcox Street, in Castle Rock.

Project description: The property owner for a 75.9-acre parcel of land, located approximately one-quarter mile to the southwest of the intersection of US Highway 85 and Happy Canyon Road, has requested that the Town of Castle Rock and Douglas County consider a modification to the Douglas County -Town of Castle Rock Intergovernmental Agreement (IGA). The proposed modification would allow a future annexation request for the parcel into the Town of Castle Rock.

Meeting Purpose: The primary purpose of the meeting will be to provide information about the proposal and to solicit community feedback. The meeting will cover the following information, as well as provide an opportunity for questions and comments:

Overview of the existing Douglas County Comprehensive Master Plan

Overview of the existing Town of Castle Rock-Douglas County IGA agreement,

Town of Castle Rock Master Plan goals

Annexation and zoning processes through the Town of Castle Rock

Property owner-land use concept

Additional Information: This meeting is intended to acquaint neighbors and property owners with the proposal. In early 2010, the land use request will be sent out through the County’s and Town’s land-use referral processes for outside agency review and formal public comment. Following the referral period, hearings will be held before the Douglas County Planning Commission and Board of County Commissioners and the Town of Castle Rock Planning Commission and Town Council.
